Why check a property before booking a viewing?
Every year, UK home buyers waste thousands of hours and hundreds of miles viewing properties that were never right for them. The listing showed beautiful photographs, an attractive price, and a convenient location, but it said nothing about the flood risk, the broadband speeds, the direction the garden faces, or the crime statistics for the street.
Estate agents are expected to disclose Material Information about a property as part of the listing, under consumer protection regulations, but the rules cover only the basics. Garden orientation, broadband speeds, mobile signal, crime data, school Ofsted ratings, air quality and planning applications rarely appear in any listing yet all of them influence whether a property is genuinely right for you.
A property check before viewing takes 30 seconds and can save you a lengthy viewing of a property you would have rejected on sight. More importantly, it means that when you do arrange a viewing, you go in informed, knowing the facts that the listing never mentioned, and with questions already formed.
South Facing Garden generates a complete Property Intelligence Report for any UK address. Thirteen scored categories. Drawing on UK government and other authoritative data sources. Free.

What to look for when checking garden direction
Garden orientation is a common question for home buyers and is not always clearly disclosed in property listings. Estate agents may mention a "sunny rear garden" in the listing copy but rarely specify the compass bearing, and the difference between a south-facing garden and a north-facing one is significant.
A south-facing rear garden tends to receive more direct sunlight than other orientations across much of the year, though actual sunlight depends on surrounding buildings, trees and the specific time of year. The garden is usable earlier in spring and later in autumn. South-facing outdoor space is generally regarded as desirable and is often cited as a factor in buyer preference, though its effect on price and sale time varies by property and market.
A north-facing rear garden often receives less direct sunlight, as the house can block the sun for much of the day, particularly in autumn and winter. Lawns can stay damp, patios accumulate moss, and planting choices are restricted to shade-tolerant species.
East and west-facing gardens offer morning and evening sun respectively, each with genuine advantages depending on how you use outdoor space. The key is knowing which you are getting before you arrange the viewing, not after you have made an offer.
South Facing Garden determines garden orientation using AI analysis of the property boundary and mapping data to estimate the garden's orientation. You also get an interactive sun tracker showing estimated sunlight by season.
Why flood risk is one of the most important property checks
Flood risk rarely appears in property listings. An estate agent is required to disclose it as Material Information if they are aware of it, but awareness is not always demonstrated, and buyers who discover a property is in a flood risk zone after exchange can face significant consequences.
Properties in Environment Agency Flood Zone 2 or 3 may face additional considerations around insurance, mortgage availability and future saleability. Surface water flood risk, which affects properties far from rivers or coastlines — is increasingly relevant as rainfall patterns shift.
A property check before viewing should always include the flood risk zone. If the property is in a flood zone, you can ask the right questions during the viewing, commission the appropriate survey, and speak to insurers before making an offer rather than after one has been accepted.
Checking broadband and mobile before buying
Working from home has made broadband speed a purchase decision factor for a significant proportion of UK buyers. Discovering that a property is served only by a copper telephone line delivering 5Mbps — after exchange — is a genuine source of buyer regret.
The position is further complicated by the gap between what is available at the exchange and what is actually achievable at the property. "Fibre available" can mean full-fibre to the property door, or it can mean fibre to a cabinet a mile away with the final connection over ageing copper. These deliver very different speeds.
South Facing Garden uses Ofcom's published data to show predicted speeds at the specific address: ultrafast, superfast and standard — alongside outdoor mobile coverage for all four major networks. Check both before arranging a viewing. If speeds are insufficient for your needs, the viewing saves no one's time.
How to check crime near a property before viewing
Crime statistics for a specific address are publicly available via Police.uk, but accessing and interpreting them takes time. You need to search by postcode, choose a time period, and interpret the category breakdown — before deciding whether the figures are typical for the area or genuinely elevated.
South Facing Garden presents six months of Police.uk crime data within one mile of the property, broken down by category — anti-social behaviour, burglary, vehicle crime, violent crime and more. A neighbourhood score gives you an at-a-glance assessment before you arrange a viewing.
Schools, EPC and other checks that affect long-term value
Even buyers without children frequently consider school proximity and Ofsted ratings when purchasing, because proximity to well-regarded schools is often associated with higher property values in research on the UK housing market. If you are buying as a long-term investment or with future resale in mind, the local school picture can be relevant to long-term resale value regardless of your own circumstances.
The Energy Performance Certificate is increasingly financially significant. Green mortgage products often offer better rates to properties with higher EPC ratings, and Future minimum energy efficiency requirements for rental properties remain subject to government policy and legislation. Buyers and landlords should check the latest official guidance. A property with a low EPC rating may face retrofit costs worth factoring into any offer.
Planning applications within 500 metres can reveal proposed developments that would alter the character, views, or traffic levels around the property. A consented 200-unit housing development behind the garden is material information that a listing will never mention.
All of these checks are included in every South Facing Garden report — alongside council tax band, listed building status, air quality, lifestyle amenities and transport links. One address. Thirty seconds. Thirteen categories.
